Across Europe, developers generally follow one of three approaches.


Model 1: Empty Unit Handover

The developer delivers the property complete but unfurnished.


This remains common but places all responsibility on the buyer.


Advantages:

  • Simplicity for developer

Challenges:

  • More buyer uncertainty

  • Slower transition to occupancy

  • Reduced differentiation



Model 2: Show Apartment + Optional Furniture Package

This is increasingly becoming the preferred model.


The developer creates a professionally staged show apartment and offers buyers the opportunity to purchase a matching furniture package.


Advantages:

  • Strong visualization

  • Better marketing

  • Additional revenue opportunities

  • Enhanced buyer experience


For most developments, this model offers the strongest balance between flexibility and profitability.



Model 3: Fully Move-In-Ready Homes

At the highest level, developers deliver homes that are fully prepared for occupation.


These properties may include:

  • Furniture

  • Kitchen equipment

  • Bedding

  • Towels

  • Internet

  • Lifestyle essentials


The buyer arrives with a suitcase and can begin living immediately.


Advantages:

  • Premium positioning

  • Exceptional convenience

  • Strong differentiation
